The functional condition of the homes mechanical systems including the plumbing, electrical, and heating or air conditioning systems are also very important since these systems are critical to the level of comfort, health and safety of the occupants in the home. Home Analysts provides a thorough check of the plumbing supply lines (materials type, condition, pressure as well as flow rate tests), DWV (drain, waste and vent) systems, and all fixtures (sinks, faucets, bathtubs, showers, and toilets). All visible materials are identified and verified as to proper installation and current working condition. Electrical systems are checked at the service entrance (i.e. Meter), main panel (including any aux panels), house wiring, as well as switches and outlets with state of the art equipment for accurate diagnostics. Heating systems are identified as to the type (forced air, hydronic, heat pump, etc.), fuel source (gas, propane, oil, electric, etc.), and thoroughly inspected for proper and safe operation. Presence (or worst the absence) of heat sources are also verified for each habitable room of the house. Carbon Monoxide as well as natural gas leaks are monitored with highly sensitive equipment with your safety in mind.
SCOPE
(Mechanical Concerns)
Photo on left shows an exhaust pipe from a gas hot water heater which is too close to combustible materials (fire hazard). Photo above shows a disconnected heating/ cooling duct which can lead to uneven temperatures within the home not to mention potentially higher heating costs (i.e dumping heat to unwanted areas).
